Office in West Oxfordshire

DEEP RETROFIT AND OFFICE EXTENSION - WOODSTOCK, WEST OXFORDSHIRE

Redefining the Office: A Healthier, More Inspiring Workplace in Oxfordshire

At Studio Four Point Ten, we believe the office should be more than just a place to work, it should be a space that inspires, supports well-being, and fosters creativity. That’s why we’re thrilled to be leading the retrofit and extension of a new office space for an award-winning digital marketing and design agency in Oxfordshire. This ambitious project reimagines what a workplace can be, balancing sustainability, comfort, and efficiency to create an environment that enhances both productivity and quality of life.

Nestled near the historic market town of Woodstock, just outside the breathtaking Blenheim Palace estate, this new office setting offers a rare combination of accessibility and natural beauty. The site, a brownfield plot with a long history of commercial use, is now entering an exciting new chapter - one that prioritises sustainability, efficiency, and a deeper connection to the landscape.

Sustainable Design: Retrofitting for the Future

Rather than demolishing and rebuilding, this project takes a fabric-first approach, creatively repurposing the existing structure to minimise embodied carbon while maximising energy efficiency. By retaining much of the original building’s concrete and blockwork, we significantly reduce material waste and environmental impact. Carefully designed timber-frame extensions introduce warmth and additional space, locking in even more embodied carbon in the most responsible way possible.

From structure to systems, every element of this project has been designed to reduce environmental impact while enhancing comfort:

  • Solar PV panels integrated with car charging stations

  • Air source heat pumps for low-carbon heating and even cooling

  • Triple-glazed composite timber windows for high thermal performance and airtightness

  • MVHR ventilation system for continuous fresh air and heat recovery

  • Stone mineral wool insulation for superior energy efficiency and avoiding the use of more toxic alternatives

But sustainability isn’t just about energy—it’s about fostering a healthier, more pleasant daily experience.

Bringing Nature into the Workplace

The design doesn’t just focus on the building - it extends to the surrounding landscape. While the site has an industrial past, we’re proving that you can create a green oasis anywhere. The office environment will be softened with greenery, inviting outdoor spaces, and carefully planned landscaping that strengthens the connection between people and nature.

A Collaborative & Human-Centered Approach

This project is powered by an ambitious and hands-on client, one who brings the passion and soul of a home renovation into the commercial space. Their involvement has enriched the design process, ensuring that every space feels personal, welcoming, and human-centred. We believe modern offices should feel comfortable, intuitive, and inspiring - after all, they’re places where we spend much of our time.

By blending smart spatial planning, thoughtful material choices, and a deep understanding of how people interact with their environment, we’re creating an office that feels more like a home—a place where ideas thrive, collaboration flourishes, and well-being is prioritised.

A Workplace Designed for Well-Being

A great office isn’t just about aesthetics or efficiency—it’s about how it makes you feel. This design puts health and happiness at its core:

  • Natural light floods the spaces, reducing eye strain and boosting mood.

  • Acoustic control ensures a peaceful and focused working environment.

  • Underfloor heating provides consistent, comfortable warmth.

  • Fresh air circulation through the MVHR system helps maintain energy and focus throughout the day.

  • Flexible spaces allow employees to move, interact, and find their ideal working environment.

And beyond the building itself, the location offers easy access to public transport, cycle networks, and countryside walks—encouraging a more active, balanced lifestyle. Whether it’s enjoying a coffee in the garden, taking a break in the fresh air, or simply gazing out at nature while deep in thought, this office is designed to nurture both productivity and well-being.

A New Standard for Office Design

This project is more than just a retrofit—it’s a statement about what the modern workplace should be. Sustainable, efficient, and deeply human, this office redefines what it means to go to work, proving that a healthier workspace leads to a healthier life.

At Studio Four Point Ten, we’re proud to be at the forefront of this transformation, shaping workplaces that don’t just support work—but enrich the lives of the people who use them.
